Tile Roof Replacement Process in Fort Myers and Cape Coral, FL
Once you schedule a free roof inspection, one of our knowledgeable team members will assess your roof and provide you with a free estimate for your review. We will answer any questions you may have after you review the estimate to ensure you are comfortable moving forward with your roof project.
After you sign the estimate with us, you will receive a Notice of Commencement (NOC) for your signature so we can pull the permit with the Municipality where your property is. You will also receive a color selection sheet to select the brand and color you want. Once we have all the paperwork and material on hand, we will schedule your job and the following steps will take place:
- Day 1: Material for the dry-in will be delivered to the house and loaded onto the roof.

Day 2: We will begin the tear-off.
- Our crew will show up with a 6-10 workers depending on the size of the roof. We try to tear-off the entire roof in one day. Sometimes due to extra plywood and fascia needing to be replaced we may have to send a few workers out for a second day.
- We will bring plywood and tarps to protect the driveway, ac units, exterior pumps and equipment, and as much landscaping as we can reasonably cover.
- We use dump trailers to dispose of the construction debris so there is less chance of damaging the driveway and also because this allows us to not leave anything in the driveway overnight.
- Jobsite will be cleaned thoroughly before we leave for the day.
- Day 3 or 4: The local municipality will come out to perform an inspection of the dry-in.
- Day 3 or 4: Our loader will deliver the tile and load them on the roof.
- Day 5-7: Our crew will install the tile and perform a final cleaning of the jobsite.
- Day 7-10: Any required soffit, fascia, and gutters will be completed once the tile installation is finished.
- Day 7-10: Final Inspection from the local authority.
Tile Roofing Dry-In Process
- For the dry-in, we utilize self-adhering underlayment. This is a premium product and is currently over and above required code minimums. Some of our competitors will utilize a nail able system which can allow water to penetrate in a wind driven rain scenario.
- We use galvanized steel drip edge, valley metal, and flashing. We also utilize metal hip and ridge channel, which is over and above code requirements. This allows us to solidly connect the hip and ridge tile without having to worry about wind displacement in the future. Some of our competitors will use wood for the hip and ridge nailer, or in some cases use nothing at all and just mud set the hip and ridge tile.
- We utilize only metal head simplex nails for nailing the head laps of the underlayment for the dry-in which are superior to the plastic head simplex nails that are used by other contractors.
- We use galvanized 1 ¼” coil nails to attach the drip edge, valley metal, and flashing. All metals are nails 6” on center as per code.
- The Hip and ridge metal channel is fastened with 1 ½” screws with neoprene washer heads.
- When we install drip edge on the eave, we first install a 6” self-adhering base sheet along the entire eave. The drip-edge is placed on top of that base sheet and then the TU MAX underlayment is able to lap over the drip edge. This is over and above code requirements which allow for simply installing the drip edge on top of the underlayment. Our process of installation provides more long-term protection of the fascia and soffit materials by preventing small scale leaks through the drip-edge fasteners.
- Once all underlayment has been applied and metal has been installed, we cover all flashing and valleys laps with roof cement to prevent any water intrusion.
